The Government recognises that every member of Keluarga Malaysia has the right to own a home as a necessity of life. Towards that end, the Government will continue housing projects specifically for low-income groups, with an allocation of RM1.5 billion.
This particular move in Budget 2022 will indirectly help ease the burden of potential house buyers, especially those who belong in the B40 category.
During Budget 2021, the Government allocated RM500 million to build up to 14,000 homes under Program Perumahan Rakyat (PPR) and RM315 million to build 3,000 units of Rumah Mesra Rakyat (RMR).
The Government has allocated RM2 billion under the Housing Credit Guarantee Scheme (HCGC). This was to help those without proof of fixed income. The Government is cognisant of the challenges facing gig workers, small business owners, and farmers in getting a housing loan.
In reality, many of these individuals have the capacity of repaying their loans but without documents proving of fixed income, the process of applying for a home loan is complicated. This initiative will not only benefit potential house buyers but also accelerate the growth of the local property market.
So far, BSN MyHome (Program Perumahan Rakyat) 2021 is one of the housing schemes in Malaysia intended to help people without any fixed income to own a house.

13 Unit Rumah Contoh Bantu LBS Perolehi Rekod Kedua di dalam Malaysia Book of Records
Petaling Jaya, Selangor, 27 Mei 2022 – Selepas tersenarai di dalam ‘Malaysia Book of Records’ (MBOR) untuk kali pertama pada tahun 2020 melalui projek BSP21 yang memenangi anugerah ‘Bilangan Kemudahan Terbanyak dalam Pembangunan Kediaman’ di Malaysia dengan sejumlah 103 kemudahan, pemaju hartanah terkemuka, LBS Bina Group Berhad (LBS) kali ini telah mencipta satu lagi sejarah dan disenaraikan sekali lagi dengan memegang rekod ‘Unit Rumah Contoh Terbanyak di dalam Galeri Jualan di Malaysia’.
Galeri jualan LBS yang dimaksudkan terletak di KITA @ Cybersouth dan LBS Alam Perdana dengan nilai kos masing-masing adalah sebanyak RM14.8 juta dan RM16.4 juta. Galeri jualan KITA @ Cybersouth dengan keluasan binaan keseluruhan 34,783 kaki persegi sahaja berjaya menempatkan lapan rumah contoh dengan mempamerkan jenis rumah yang berbeza iaitu Rumah Teres Dua Tingkat KITA Mekar, Rumah Bandar, kedua-dua unit bawah dan atas, Teres Setingkat, Pangsapuri KITA Ria Jenis A dan Jenis B, Idaman BSP, dan KITA Sejati. Galeri Jualan LBS Alam Perdana dengan jumlah keluasan binaan 18,273 kaki persegi pula menempatkan lima buah rumah contoh di dalam satu galeri jualan, iaitu Rumah Bandar Ritma Perdana, untuk kedua-dua tingkat bawah dan atas, Teres Dua Tingkat, Melodi Perdana dan Idaman Perdana.
Majlis penganugerahan sijil ‘Malaysia Book of Records’ ini telah diadakan di galeri jualan KITA @ Cybersouth dan diserikan dengan kehadiran tetamu kehormat, YB Dato’ Seri Reezal Merican bin Naina Merican, Menteri Perumahan dan Kerajaan Tempatan dan turut disaksikan oleh Encik Christopher Wong, Ketua Pegawai Operasi, Malaysia Book of Records dan Tan Sri Lim Hock San, Pengerusi Eksekutif LBS Bina Group Berhad.

LBS SETS RECORD FOR MOST INDOOR SHOWHOUSE UNITS UNDER ONE ROOF
Cumulation of 13 indoor showhouses helped LBS’ to confer 2nd Malaysia Book of Records
Petaling Jaya, Selangor, 27 May 2022 – After LBS’ first Malaysia Book of Records (MBOR), the BSP21 project which bagged the award for ‘Most Number of Facilities in a Residential Development’ in Malaysia with a total of 103 facilities, LBS Bina Group Berhad (LBS) has secured yet another entry in the MBOR, this time-round for the ‘Most Indoor Showhouse unit in Sales Gallery in Malaysia’.
The LBS sales galleries in picture are the KITA @ Cybersouth and LBS Alam Perdana with a total cost value of RM14.8 million and RM16.4 million respectively. The KITA @ Cybersouth sales gallery with a total build-up area of 34,783 sqft. alone managed to house eight different showhouses all under one roof, namely KITA Mekar’s Double Storey Terrace House, Townhouse, both lower and upper units, Single Storey Terrace, KITA Ria’s apartment of Type A and Type B, Idaman BSP, and KITA Sejati while LBS Alam Perdana with a total build-up area of 18,273 sqft. hosted five showhouses within one sales gallery, namely Ritma Perdana Townhouse, for both the lower and upper floor, Double-Storey, Melodi Perdana and Idaman Perdana.
This certificate presentation ceremony was held at the KITA @ Cybersouth sales gallery and witnessed by YB Dato’ Seri Reezal Merican bin Naina Merican, Minister of Housing and Local Government, as well as Christopher Wong, Chief Operating Officer of Malaysia Book of Records and Tan Sri Lim Hock San, Executive Chairman of LBS Bina Group Berhad.

（八打灵再也 27日讯）林木生集团（LBS）曾凭备有103 种崇尚生活设施的BSP21公寓，而列入《马来西亚纪录大全》（Malaysia Book of Records），成为马来西亚 ‘具有最多设施的住宅发展项目’。如今，该集团以合计13间室内陈列室，获得马来西亚销售廊中拥有最多室内陈列室单位的荣誉，二度创下《马来西亚纪录大全》。

LBS CATAT PRESTASI MANTAP DI PERMULAAN TAHUN 2022
Petaling Jaya, 18 Mei 2022 – Pemaju perbandaran terkemuka, LBS Bina Group Berhad (“LBS” atau “Syarikat”), hari ini mengumumkan hasil kewangan bagi suku pertama berakhir 31 Disember 2022 (“Q1FYE2022”).
Bagi tempoh dalam tinjauan, LBS merekodkan hasil keuntungan sebanyak RM409.02 juta berbanding RM402.55 juta pada suku pertama 2021 (“Q1FYE2021). Keuntungan sebelum cukai dan keuntungan selepas cukai masing-masing sebanyak RM54.26 juta dan RM33.80 juta, yang diterjemahkan dari peningkatan tahun ke tahun dengan 2.14% dan 2.7%. Keuntungan selepas cukai dan kepentingan minoriti (PATMI) mencatatkan sebanyak RM30.16 juta dengan peningkatan dari tahun ke tahun sebanyak 20.0% meskipun berhadapan dengan konflik peperangan Russia dan Ukraine yang memberi kesan kepada peningkatan harga barangan mentah.
Segmen pembangunan hartanah masih merupakan penyumbang terbesar kepada keuntungan Syarikat. Rekod pembangunan hartanah mencatatkan peningkatan kepada 96.2% daripada jumlah keseluruhan pendapatan, iaitu RM393.48 juta, dengan peningkatan dari tahun ke tahun sebanyak 1%. Pendapatan yang stabil ini didorong oleh kadar pengambilan positif daripada projek-projek di Lembah Klang seperti Residensi Bintang Bukit Jalil, LBS Alam Perdana dan KITA @ Cybersouth. Syarikat turut mengumumkan bahawa projek pembangunan di Lembah Klang telah menyumbang lebih daripada 80% daripada pendapatan hasil Syarikat bagi Q1FYE2022.
Sehingga 17 Mei 2022, LBS telah berjaya memperoleh jualan sebanyak RM593 juta dan tempahan dalam perancangan sebanyak RM561 juta.
Sehingga 30 April 2022, jualan tanpa bil mencatatkan sebanyak RM2.4 bilion, akan memberikan pulangan secara positif kepada Syarikat untuk tempoh beberapa tahun ke hadapan.
Mengulas keputusan tersebut, Pengerusi Eksekutif LBS Tan Sri Lim Hock San berkata, kami sangat teruja untuk memulakan tahun 2022 dengan semangat baru tanpa dibayangi pandemik COVID-19. Walau bagaimanapun, LBS masih berhadapan dengan suku pertama yang mencabar berikutan kenaikan harga barangan mentah dan kekurangan tenaga pekerja. Ini sekaligus memberi kesan kepada sentimen pasaran dan industri semasa. Namun begitu, LBS akan terus konsisten dalam mengekalkan keputusan yang terbaik.
Menerusi pengumuman terkini Bank Negara Malaysia untuk meningkatkan kadar dasar semalaman adalah dijangka. Umum diketahui, ini adalah sebahagian daripada urusan dalam menjalankan perniagaan dan kami telah bersiap sedia. Kami percaya bahawa produk kami, sejajar dengan permintaan pasaran harga rumah mampu milik dan berada di lokasi-lokasi strategik yang mampu memenuhi permintaan daripada orang ramai. Ini ditambah dengan pengecualian duti setem Kerajaan ke atas pembelian hartanah pertama bernilai sehingga RM500,000 untuk warganegara Malaysia bagi perjanjian jual beli yang dilaksanakan antara 1 Januari 2021 hingga 31 Disember 2025.
Untuk tahun 2022, LBS akan terus membuat perancangan yang teliti berdasarkan prestasi kukuh tahun 2021. Peningkatan nilai pemegang kepentingan tetap menjadi keutamaan kami untuk mengekalkan kepercayaan para pemegang saham terhadap usaha LBS.

LBS KICKS OFF 2022 ON A STRONG NOTE
Petaling Jaya, 18 May 2022 – LBS Bina Group Berhad (“LBS” or the “Group”) today announced its first quarter results for the financial year ending 31 December 2022 (“Q1FYE2022”).
For the quarter under review, LBS delivered a revenue of RM409.02 million as compared to RM402.55 million in the first quarter of 2021 (“Q1FYE2021). Profit before tax and profit after tax were RM54.26 million and RM33.80 million respectively, which translated to a year-on-year increase of 2.14% and 2.7% respectively. To add on, profit after tax and non-controlling interests (PATMI) clocked in at RM30.16 million, a commendable year-on-year increase of 20.0% despite a quarter inflicted with the Russia-Ukraine war and higher raw material prices.
On a segmental basis, property development remained the Group’s main earnings contributor. Property development revenue took up 96.2% of the total revenue, at RM393.48 million, a year-on-year increase of 1%. The steady revenue was attributed to progress from its Klang Valley projects such as Residensi Bintang Bukit Jalil, LBS Alam Perdana and KITA @ Cybersouth. The Group further announced that development projects within the Klang Valley contributed more than 80% of the Group’s revenue for Q1FYE2022.
As at 17 May 2022, LBS secured total property sales of RM593 million, bookings in the pipeline of RM561 million.
As at 30 April 2022, unbilled Sales of RM2.4 billion, which will contribute positively to the Group’s revenue over the next few years.
Commenting on the results, LBS Executive Chairman Tan Sri Lim Hock San said, “We were excited to kickstart 2022 on a fresh note and begin a year without disruptions from the Covid-19 pandemic. However, we were faced with a challenging Q1 attributed to the material prices and labour shortage. It has affected the industry and market sentiment all around. Nonetheless, it is encouraging to see LBS push through and report a solid set of results.
In addition, the recent announcement by the Central Bank of Malaysia to increase the overnight policy rate is expected. This is part and parcel of running a business and we have prepared ourselves for this. We believe that our products, which are within the affordable housing range section and located in strategic areas, will continue to receive strong demand from the public. This is aided further by the government’s stamp duty waiver on first property purchases valued up to RM500,000 by Malaysian citizens for sale and purchase agreements executed between 1 January 2021 to 31 December 2025.
For 2022, LBS will continue to navigate the year with caution and aim to top the exceptional performance achieved in the year 2021. Bringing greater values to our stakeholders remains to be the ultimate focus in retaining the faith of our shareholders.”

（八打灵再也18日讯）林木生集团（LBS）今日公布截至12月31日2022财年首季业绩。
林木生集团2022财年首季取得4亿902万令吉营业额，2021财年首季为 4亿255 万令吉。税前盈利按年起2.14%，至5426 万令吉；净利为3380 万令吉，年增2.7%。尽管受到俄乌战争和原材料价格上涨的影响，但税后盈利与非控制权益（PATMI）仍取得可观20.0%年增长，达3016万令吉。
各别业务看来，房地产发展业持续是本集团的主要盈利来源，营业额年起1%至3亿9348万令吉，占总营业额96.2%。营业额表现强劲归功于巴生谷发展项目，如武吉加里尔高层公寓Residensi Bintang、LBS Alam Perdana城镇、以及KITA @ Cybersouth城镇。巴生谷发展计划贡献超过80%营业额。
截至2022年5 月17日，该集团获得5亿9300万令吉房地产销售额，预定额为5亿6100万令吉。
截至2022年4月30日，未进账销售为24亿令吉，这将对该集团未来几年营业额作出正面贡献。
林木生集团执行主席丹斯里林福山针对业绩指出：“我们很高兴能够在不受疫情阻碍的情况下，展开2022年。然而首季面对原材料价格上涨和劳工短缺的挑战，影响整体领域和市场情绪。尽管如此，本集团仍交出令人鼓舞的表现。”
丹斯里林福山补充：“近期国家银行宣布上调隔夜政策利率（OPR）在预料之中，我们已为此做好准备。相信集团发展的可负担房屋，以及坐落策略地点的房地产，将继续获得市场强劲需求。同时，为帮助国民达到居者有其屋，政府所提供的援助，即从2021年1月1日至2025年12月31日期间，首购族购买价值不超过50万令吉的房屋，其买卖合约豁免印花税，有助于进一步带动销售。该集团将根据2021年的稳固表现，继续策略规划应对2022年，并持续交出亮眼表现，为所有股东创造更大的价值。”
