LBS CALLS FOR SIX MEASURES

TO BOOST PROPERTY SECTOR

Managed to secure bookings close to RM113million during MCO

(Petaling Jaya, 4 May 2020) – Leading township developer, LBS Bina Group Berhad (LBS) deployed with strategies to address the significant changes in the market conditions due to COVID-19 pandemic, and urged the Government to consider six key measures to promote home ownership and spur the local property sector.

The pandemic has impacted and changed the landscape of businesses all over the world. Prior to MCO, LBS has already adopted digital platform to reach out to our potential buyers. “By further leveraging on our online platforms which includes virtual showrooms, website, email, WhatsApp, Facebook, Instagram and SMS, we continued to garner sales during MCO. As at 3 May 2020, we have secured bookings close to RM113 million during the MCO period. Sales documents will be signed once MCO is lifted. And, as at 15 April 2020, LBS has unbilled sales of RM 1.846 billion, which is enough to provide the company revenue for the next two to three years, “said LBS Group Managing Director, Tan Sri Lim Hock San.

The main sales contribution comes from the two key townships, KITA @ Cybersouth and LBS Alam Perdana township. In addition, other ongoing landed developments such as Bandar Putera Indah township, Johor and Taman Kinding Flora in Chemor, Ipoh, have also contributed to the Group’s solid performance.

“As the ‘People’s Developer’, LBS remains committed to support the government’s housing agenda by launching our marketing campaign #DudukRumah Deals, to ease the upfront payment of purchasing a house. Now with just RM200 along with various incentives, they can own a home,” Tan Sri Lim elaborated.

LBS would also recommend the following six key measures aimed at promoting homeownership and to boost property market: 2

(1) LBS propose to reintroduce a bigger scale of the Home Ownership Campaign 2 (HOC2). The incentives under HOC will significantly reduce the burden of homebuyers, such as giving free stamp duty for loan instruments and on the memorandums of transfer.

(2) To enable more homebuyers to secure housing loans, LBS suggest to introduce a special super low interest rate for housing loans limited to 3 years.

(3) To address the loan eligibility issue, LBS is of the view that the government should also relax the lending guidelines for end-financing and higher Debt Service Ratio (DSR).

(4) To boost growth in the secondary property market, LBS recommends to abolish Real Property Gains Tax (RPGT) imposed on gains obtained from the disposal of property, stressing it will promote home upgradings and boost property buyers’ confidence.

(5) Additionally, LBS propose to allow the price threshold for foreign buyers from RM600,000 onwards up to Dec 2021, to help resolve the issue of unsold residential units.

(6) LBS hopes the Government will introduce incentives to encourage developers to leverage on Information Technology (IT) and online platforms. “We must embrace the trend towards digital technology such as enhancing digital engagements with customers, and showcase products via virtual showrooms. In fact, customers can view some of our development projects without physically going to a sale gallery.” Tan Sri Lim explained.

“Last but not least, Government should abolish many of those cooling measures aim to cool down the hot property market adopted previously. Now is the complete reverse whereby we need supporting measures rather than cooling measures to spur up demand,” Tan Sri Lim said.

“Due to COVID-19, global economy slow down and consumers may be tightening spending, the demand for property could be weaken and overall market may slowdown in the short term. However, I believe that for mid to long-term property market is still optimistic.

Taking a cue from the SARS outbreak in 2002, the property market in Malaysia saw a strong rebound in mid-2003 towards early 2004. I would expect once the COVID-19 pandemic subsides, property market will recover in 2021.” Tan Sri Lim explained.

Furthermore, China, United States and European countries are in full force developing COVID-19 vaccines. Once the vaccine is successfully developed, the epidemic will be resolved, world economy will definitely recover, and the demand for real estate will certainly rebound strongly. 3

“Own stay home buyers and long-term investors should take this opportunity to buy their choice of property when there’s good bargains. Property is an important asset which will appreciate in value over time. Historically, buying property in times like this is proven to be a good investment decision,” Tan Sri Lim added.

Moving forward, LBS will continue to build product based on three core pillars of affordability, community and connectivity. “We maintain strategy of building affordable housing that caters to market demand and I believe the current and up-coming new project launches will contribute significantly to the Group.”

“With the right strategies and Government supporting policies in place, it will definitely boost the property market, create job opportunities, and stimulate economy. Property is an important sector to have big multiplier effects contributing positively to our economy,” concluded Tan Sri Lim.

(八打灵再也22日讯) 林木生集团 (LBS) 通过集团旗下的企业社会责任平台-林木生集团基金会,捐献100万令吉予国家天灾管理机构 (NADMA) 所设立的新冠肺炎 (COVID-19) 抗疫基金。

林木生集团基金会信托人丹斯里林福山今天在位于布城的NADMA总部移交模拟支票,由首相署部长(特别事务)拿督斯里莫哈末礼端代表NADMA接领。出席者包括首相署副部长(特别事务) 拿汀玛丝杜拉,NADMA总监拿督莫达,以及林木生集团基金会信托人拿督威拉林福源。

丹斯里林福山说:“在今次危机期间,林木生集团致力协助拉平新冠疫情曲线,并希望每个人都遵守政府落实的行动管制令和各种指标。”

他补充,“希望每个人都能照顾好自己、家人和朋友,并向在这段期间不畏艰辛,为全国人民守护健康的医务人员衷心致谢。”

我国首相是于今年3月11日推出NADMA新冠肺炎抗疫基金,以援助受到行动管制令影响的国民,特别是B40群体与失业者。

我国从3月18日开始实施行动管制令。早前,首相宣布将行管令延至4月28日,以进一步观察在国内疫情。

截至4月21日,马来西亚确诊病例为5,482宗,其中3,349宗已痊愈出院。 现今,每天的康复病例已超过确诊病例。

自3月18日起,林木生集团基金会向各抗疫机构捐赠帐篷、工业风扇、饮用水、口罩、个人保护设备、消毒搓手液以及手套等物资,为抗疫的前线人员提供更好的环境和装备。 此外,该基金会也向雪兰莪、彭亨和霹雳州的新冠肺炎抗疫基金捐款共8万令吉。

LBS FOUNDATION CONTRIBUTES RM1 MILLION TO NADMA COVID-19 FUND

April) LBS Bina Group Berhad together with their philanthropic arm, LBS Foundation, contributed RM1 million to the National Disaster Management Agency (NADMA) COVID-19 Fund.

The mock cheque was presented by LBS Foundation Board of Trustees, Tan Sri Lim Hock San, to the Minister in the Prime Minister’s Department (Special Functions), Datuk Seri Mohd Redzuan Md Yusof at NADMA headquarter in Putrajaya today. Also present were LBS Foundation Board of Trustees, Datuk Wira Joey Lim; Deputy Minister in the Prime Minister’s Department (Special Functions), Datin Mastura Yazid; and Director General of NADMA, Dato’ Mohtar bin Mohd Abd Rahman.

Tan Sri Lim Hock San said “during this crisis, LBS Bina Group is committed to flatten the curve of the COVID-19 pandemic and hopes that everyone adheres to the guidelines and Movement Control Order protocols provided by the government”. “We sincerely hope that everyone will take good care of themselves, your families and friends, and those who work in our healthcare system who will be facing incredibly trying times in the weeks to come.” added Lim.

The NADMA-COVID 19 fund was launched by the Prime Minister on 11 March 2020 to aid citizens who were most vulnerable to the impact of the Movement Control Order (MCO), particularly the B40 and the unemployed, that was enforced on 18 March 2020.

As of 21 April 2020, Malaysia has recorded a total of 5,482 confirmed cases with 3,349 cases have recovered. On a daily basis, the number of recovered cases has surpassed the number of new cases detected. The Prime Minister has announced the extension of the MCO until 28 April 2020 to observe further the COVID-19 pandemic outbreak in Malaysia.

Since 18 March 2020, LBS Foundation has contributed supplies such as tents, industrial fans, drinking water, surgical masks, hand sanitisers and gloves to various organisations in order to better equip the frontliners during the screening process. Besides that, LBS Foundation has donated a total of RM80,000 to the state of Selangor, Pahang, and Perak COVID-19 Fund.

(Petaling Jaya, 22 April) LBS Bina Group Berhad menerusi sayap tanggungjawab sosial korporatnya, LBS Foundation menyumbangkan RM1 juta kepada Tabung COVID-19 Agensi Pengurusan Bencana Nasional (NADMA).

Ahli Lembaga Pemegang Amanah LBS Foundation, Tan Sri Lim Hock San menyerahkan sumbangan tersebut kepada Menteri di Jabatan Perdana Menteri (Tugas-Tugas Khas), Datuk Seri Mohd Redzuan Md Yusof di ibu pejabat NADMA di Putrajaya hari ini. Turut hadir ialah Ahli Lembaga Pemegang Amanah LBS Foundation, Datuk Wira Joey Lim; Timbalan Menteri di Jabatan Perdana Menteri (Tugas-Tugas Khas), Datin Mastura Yazid; dan Ketua Pengarah NADMA, Dato’ Mohtar bin Mohd Abd Rahman.

Tan Sri Lim Hock San berkata ““dalam tempoh krisis ini, LBS komited untuk membendung penularan pandemik COVID-19 dan berharap semua rakyat mematuhi garis panduan dan protokol semasa Perintah Kawalan Pergerakan yang diumumkan kerajaan. Kami berharap agar orang ramai sentiasa memantau kesihatan diri, keluarga dan rakan-rakan, dan bersama membantu para petugas kesihatan yang menghadapi keadaan mencabar ini”.

Tabung COVID-19 NADMA telah dilancarkan oleh Perdana Menteri pada 11 Mac 2020 yang lalu untuk membantu golongan rakyat yang paling terjejas,, khususnya B40 dan penganggur, apabila Perintah Kawalan Pergerakan (PKP) dikuatkuasakan pada 18 Mac 2020.

Sehingga 21 April 2020, Malaysia telah mencatatkan sebanyak 5,482 jumlah kes yang positif dan 3,349 jumlah kes telah pulih. Perkembangan positif ini menyaksikan, jumlah kes pulih didapati melebihi jumlah kes baru yang dikesan. Perdana Menteri telah mengumumkan tempoh lanjutan PKP sehingga 28 April 2020 untuk mengawal penularan wabak COVID-19 di Malaysia.

Sejak 18 Mac 2020, LBS Foundation telah menyumbang keperluan dan bekalan seperti khemah, kipas industri, air minuman, topeng muka pembedahan, cecair pembasmi

kuman (hand sanitiser) dan sarung tangan kepada pelbagai organisasi untuk membantu melengkapkan keperluan barisan hadapan bagi membantu kelancaran proses pemeriksaan. Selain itu, LBS Foundation juga telah menyumbangkan sejumlah RM80,000 kepada Tabung COVID-19 di negeri Selangor, Pahang, dan Perak.

Flatten The Curve, Strengthen The Love

We’re treading through uncharted waters. Unless you’ve lived through the Spanish flu, the deadliest pandemic in history, we’re facing an unprecedented event. It’s been a little over a decade since the world experienced the last pandemic – the 2009 H1N1 swine flu. 1.4 billion people across the globe were infected and over half a million did not make it. Therefore, it seems reasonable to expect stringent measures by the authorities.

But that’s not the case.

The world is in the midst of the COVID-19 pandemic caused by a novel coronavirus called SARS-CoV-2, a virus that has no precedent hence no vaccine yet. By all serious estimates, it is going to be a major killer. Our government has taken all the necessary measures to curb it from spreading further and as socially responsible citizens, it is our duty to follow orders.

What was initially a two-week Movement Control Order (MCO) has now become a month, with expectations of an extension. Although it feels a little suffocating to be cooped up in your house for a month, this decision was made after a thorough analysation by the authorities and considering the curve we were heading towards, this measure is not extreme at all but highly necessary. Based on global data collected, so far, COVID-19 is most deadly for people over 60 who have underlying health conditions. If you’re a student who’s feeling stuck at your university during this period, missing your parents and family and dreading not being able to go home, change your perspective. You are not stuck, you are safe and sheltered, a privilege that plenty are unable to enjoy during this pandemic.

You’re potentially saving their lives, too. Many healthy young adults are asymptomatic and silent carriers; you might infect other people especially the elders like your parents. Therefore, the MCO is highly important and must be obeyed 100%, which means no hanging out with your best friends too. Limit the number of physical interactions to only the people you’re living with, that’s how you help flatten the curve.

We understand working adults are also restless about not being able to go back to your hometown and be with your parents, too. Basically, every Malaysian right now would want to be with their family and loved ones. Don’t worry too much if you’re unable to physically be with your loved ones in this duration. It is normal to miss the sense of your mother’s touch, your father’s smell, your sister’s infectious laughter. You need to try your level best to pull it together and you will come out of this stronger. Your emotional bond, your connection with them, would also become undeniably stronger.

Now that we are home-bound, it is also a good time for us to take the time to reflect on the importance of love in our lives and how we must learn to appreciate things as they can be taken away from us in a split second. Who would have thought going out to restaurants with family and friends would become illegal, or even going to the park to do some light exercises? These are among the things that we have all enjoyed throughout our lives and somehow took for granted; because we never thought we would lose our freedom to do these basic things.

We are lucky we are living in the 21st century, where we have modern technology that is sophisticated enough to allow us to communicate with anyone we like 24/7. Besides that, not only do we get to hear their voice, we also get to see their face and see their gestures. In this pandemic, that is enough to feed and warm our soul, and to temporarily cure our longing for the natural human experience.

To date, the Ministry of Health has announced that the current MCO is working in flattening the curve. The number of new cases is lower than it was initially projected to be, which is great news for us Malaysians. This is a good example of why we must strictly adhere to the “Stay-at-Home” order accordingly. As long as we cooperate and work as one, the sooner we will be able to end this and start going back to our normal lives. Until then we all must stay strong, stay put, keep ourselves updated, take care of our health both mentally and physically, and wash our hands frequently. Stay safe, everyone. Being Grateful Amid COVID-19

This month has been a challenging month for us Malaysians what with the recent new strain virus outbreak known as COVID-19. To date, there has been more than 1,500 positive cases in Malaysia. Good news is, so far 139 patients have recovered and been discharged.

Now that Malaysia is under Restricted Movement Order (RMO), we at LBS hope everyone is quarantining themselves at home to help flatten the curve. Go out only when it is absolutely necessary and practice social distancing at all times. It is up to each one of us to help stop the spread of the virus. Only with our collective effort, we will be able to end this and stop the nightmare.

During this RMO period, let’s take the time to really dig deep and reflect on every little aspect of our lives, do a little soul searching. Look at the things we have been taking for granted for years, and how important it is for us to start being grateful for every blessing that comes our way, be it big or small. You don’t have to be picky, there is nothing too small for you to be thankful for. It can be as simple as appreciating the clear weather or how quickly your online shopping parcel arrived despite the current restriction.

Find gratitude in your challenges. Sometimes, thinking about negative or difficult situations can help to really nail down what you have to be thankful for. Dig a little deeper into some of your own past experiences and try to figure out how they have helped shape you into the person you are today. How those experiences have matured you and strengthen you, and how they’ve prepared you for future obstacles.

Take this time to cultivate better health habits. Eat more nutritious food to help boost your immunity, do some home exercise to keep fit, and avoid risky behaviours such as going out unnecessarily. Our health is one of the things we tend to subconsciously take for granted, and this will stop us from having optimistic and healing attitudes. When we take better care of our physical health, our mental state will be better too.

We know by now a lot of people are starting to get restless. A sudden halt from the hustle and bustle of life, and we understand completely. In times like these, you must learn how to slow down and take things one day at a time. Don’t think about two weeks, but rather focus on today. Do some breathing exercises. Count your blessings. Say it out loud if you have to! Make small goals for the day that you would like to achieve. This is a reset, and a chance for you to look at life from a different perspective.

Until then, stay safe, follow the orders, and wash your hands frequently!
